Buying or selling property in Pakistan? You’ll hear things like Fard, Registry، اور Intiqal spoken around a lot. Honestly, they sound confusing at first. So what are they really about? And how do you get these documents?
What is Fard?
Fard is a basic document that proves the ownership of land or property. It’s also called a Record of Rights.
You’ll need Fard if:
- You want to sell or buy property
- You are applying for a loan
- You’re doing any legal process related to land
It includes details like:
- Name of the current owner
- Location and size of the land
- Type of land (agricultural, commercial, residential)
How to Get Fard:
You can get it from the local land record center (Arazi Record Center) or online via Punjab Land Record Authority (PLRA) if you live in Punjab.

- Click Fard or Property Details
- Enter CNIC and property details
- Download or print the Fard
You can also visit the land record center with your CNIC and ask for a printed copy.
What is Registry?
Registry is the official document that proves a sale or transfer of property has taken place.
It’s also called the Sale Deed or Bay Nama.
The Registry is signed and stamped by the Registrar Office when the property is legally transferred from one person to another.
You Need Registry:
- When buying new land or house
- As proof of ownership after buying
- When applying for Intiqal (land mutation)
How to Get Registry:
The buyer and seller must visit the Tehsil/Sub-Registrar Office together and submit:
- Sale agreement
- Seller’s and buyer’s CNIC
- Original Fard
- Passport-size photos
- Stamp papers (as per property value)
After review and verification, the registry is processed and registered.
What is Intiqal?
Intiqal is the process of updating the land records in government records after a sale, gift, or inheritance.
It means the official transfer of ownership in land revenue records.
Intiqal confirms who legally owns the property now — even after the Registry is done.
Types of Intiqal:
- By Sale
- By Gift (Hiba)
- By Inheritance (Warasat)
How to Apply for Intiqal:
- Visit the local Patwari or Land Revenue Office
- Submit the registered sale deed (Registry)
- Attach copies of CNIC, Fard, and photos
- Pay the required fee (varies by area)
- Wait for verification and update
Once done, your name will appear as the new owner in official land records.
