The Punjab Land Records Authority (PLRA) has introduced a new schedule of service charges for the financial year 2025–26.  The new fee structure came into effect right away after it was announced on July 14, 2025. It was introduced under the authority of the PLRA Act 2017. The main aim is to improve how services are delivered, bring more transparency to the system, and keep things financially stable.

According to the update, people who want fast-tracked land services—such as getting a copy of their Fard, processing a Mutation, or requesting Girdawari—will now pay PKR 3,500. If you choose the standard method through the HSMS (Human Settlement Management System), the cost is PKR 800.

Getting a copy of a registered property deed will now cost PKR 1,300. For verifying certified copies, individuals will pay PKR 900, while banks and official agencies will pay PKR 600.

If you need to make changes or updates to your land records, the alteration fee is set at PKR 9,700. If you’re processing a mutation through a bank or another authorized service, the fee is PKR 1,100.

For online property transactions, the fee to schedule a commission appointment through the e-registration system is now PKR 6,100. Property transfers that happen within cooperative housing schemes or development authorities will cost PKR 2,500.

Approved housing societies will need to pay a one-time registration fee of PKR 5,000 per property. For each HSMS transaction, there’s a charge of PKR 3,000.

As for the e-registration portal, the fee for buying or selling property is 0.1% of the property’s value, with a minimum charge of PKR 3,300. All other transactions linked to e-registration will also cost PKR 3,300.

It’s important to note that these amounts do not include any official government taxes or duties. All changes have been officially approved by the Director General and Secretary Board of the PLRA.

The Punjab Land Records Authority (PLRA) has officially announced a new schedule of service charges for the fiscal year 2025–26, effective immediately, under the authority granted by the PLRA Act 2017.

In addition to the new fees, the board has also approved a 10% salary increase for PLRA employees. New policies are being put in place to make services more accessible—especially for overseas Pakistanis, who can now pay using US dollars.

PLRA is now using online systems like HSMS and the e-registration portal so people don’t have to deal with long lines or extra paperwork. It’s a step toward making property work less of a headache.
